Our Services
three services.
One standard.
We’re a project management company first. Here’s how that shows up across general contracting and signage.
Project management is the foundation of everything we do — whether we’re the GC of record, managing a signage rollout, or stepping in as PM for someone else’s
project. We find the client, we manage the relationship, and we own the outcome. Most of our work comes from referrals. Clients recommend us to other clients because the work gets done the way we said it would, on the timeline we committed to.
–
What We Manage
- Trade coordination and sequencing
- Budget and schedule tracking
- Permit and inspection management
- Vendor and subcontractor accountability
- Weekly written client updates
- Closeout and documentation
In Texas, we hold the contract and take full accountability for the outcome. That includes tenant improvements, commercial buildouts, and small ground-up construction — including prefabricated metal buildings, which we’re currently running two of. We also take on design-build projects, managing the process from first concept through closeout under a single contract.
–
What We Do
- Tenant improvements and commercial buildouts
- Ground-up construction, including prefab metal buildings
- Design-build — concept through closeout
- Facade repairs and commercial remodeling / Building maintenance and repair work
- GC partnerships — execution capacity for other contractors
We manage signage and rebrand rollouts locally and
nationally — for healthcare systems, national retail brands, and multi-location operators going through a
rebrand. Permits in every jurisdiction, fabrication coordination, landlord approvals, installation scheduling, and per-site documentation, all under one point of contact. We operate this the same way we operate general contracting work — accountability, weekly communication, and one team managing
every site.
Our process
the p3
Production
We run a defined system on every project. Not a different approach each time but rather the same disciplined process, applied consistently.
Pre-Construction | What We Do
- Define scope and assumptions in plain, specific language
- Identify all required decisions — who decides what and when
- Map risks and constraints before they become field problems
- Build the project schedule and permitting path
- Identify long-lead items and start the procurement clock
- Establish budget structure and cost tracking framework
Result
A project that is planned, not guessed. Everyone knows what’s being built, what it costs, and what needs to happen before construction starts.
Why This Phase Matters
Most construction problems are created here, in pre-construction. When scope is left vague, decisions are deferred, and long-lead items aren’t tracked. Clarify closes those gaps before they become expensive.
Permitting + Buyout | What We Do
- Finalize schedule and confirm trade sequencing
- Manage permit applications and agency coordination
- Bring trade partners in early — before mobilization, not after
- Lock procurement strategy and confirm lead times
- Close out any open scope or design decisions from Phase 1
- Confirm subcontractor agreements and mobilization dates
Result
Fewer surprises when construction starts. Permits in process, trades confirmed, materials ordered — the project is ready to build before we break ground.
Why This Phase Matters
Most project delays don’t start in the field — they start here. A permit that wasn’t filed, a sub who wasn’t confirmed, a long-lead item nobody ordered. This phase eliminates those issues before they become delays.
Execution | What We Do
- Run weekly planning and trade coordination meetings
- Track constraints weekly — remove them before they stop work
- Provide written client updates every week without exception
- Manage changes with documented cost and schedule impact
- Hold subcontractors accountable to schedule commitments
- Escalate and resolve issues proactively — not reactively
Result
A controlled job, not reactive firefighting. You stay informed, the team stays on task, and problems get resolved before they become delays.
What This Looks Like Week-to-Week
You receive a written update every week: schedule status, open items, decisions needed, and anything that could affect the timeline. You don’t have to chase us for information — it comes to you.
Turnover | What We Do
- Start closeout planning in Phase 3 — not at the end
- Manage punch list proactively: documented, assigned, tracked
- Coordinate final inspections and certificate of occupancy
- Collect and deliver all closeout documentation
- Confirm warranty coverage and handover requirements
- Final walkthrough and owner sign-off
Result
Projects close without dragging on. Punch list done. Inspections passed. Documentation in hand. You’re open and operating — not still waiting on a contractor.
Why We Start Closeout Early
Most project overruns at the end happen because nobody planned the closeout until work was done. We track punch list items in real time during construction — so the final weeks are an organized finish, not a scramble.
why projects fail
The Same Four Problems
On Almost Every Bad Project.
Unclear Scope
Work starts before anyone agrees on exactly what’s being built. Gaps appear in the field — and someone pays for them, usually the owner.
–
Reactive Decisions
Problems surface in the field and get resolved by whoever’s standing there — without cost or schedule analysis. By the time the client hears about it, the decision is already made.
–
Poor Coordination:
Trades show up out of sequence. Nobody tracked the decision that needed to happen before the work could start. The schedule falls apart because nobody was managing it.
–
Lack of Accountability
When things go wrong, nobody owns it. The GC points at the sub. The sub points at the design. The owner is left holding a delayed project with no one to hold responsible.
